85 Tottenham Court Road to undergo extensive redevelopment, introducing a striking new architectural identity, expanded office accommodation and enhanced workplace amenities.
Workplace Creations has been appointed by BPS Purestone to deliver the £12 million transformation of 85 Tottenham Court Road in central London, leading the extensive redevelopment that will reposition the property as BEAT TCR.
Located in Fitzrovia, an area increasingly attracting technology, AI and creative businesses, the redevelopment will establish a modern, adaptable workplace, strengthening the property's appeal to future occupiers.
The scheme will deliver major structural alterations and an additional floor to expand the building's usable space, alongside a striking bronze façade and new glazing that will establish a distinctive architectural identity.
A redesigned reception, rooftop clubhouse and enhanced end-of-trip facilities will elevate the occupier experience, while flexible CAT A and CAT A+ office accommodation will support a range of tenant requirements.
New mechanical, electrical and plumbing systems and upgraded lifts will modernise the building's infrastructure, with the redevelopment targeting BREEAM Excellent and an EPC B rating to support improved environmental performance.
The project team includes Quartz as Project Managers, HUT Architecture, ChapmanBDSP for building services engineering, Elliott Wood for structural engineering, Studio GB for landscape design and DAMA for fire engineering, with Cushman & Wakefield appointed as joint agents.
