A 13,000 ft² CAT A+ fit-out for LaSalle Investment Management at Greycoat Stores. We created a workspace with a clubhouse feel that leans into the building's industrial heritage while staying adaptable for the widest range of tenants.

Brief

Personality without a pinpoint audience

With no fixed tenant in mind, the brief was to create a CAT A+ space that feels inviting and characterful. It had to be sympathetic to the building's heritage, but contemporary enough to feel exciting, and flexible enough to suit whichever prospects walked through the door.

Celebrating existing character

We embraced the building's industrial heritage, retaining and enhancing the original features that give the space its identity. Exposed brickwork, steelwork and architectural details sit proudly within the workplace, creating a strong sense of place for future occupiers.

We invested significantly behind the scenes to create a workplace that could support modern business needs. Upgraded services and infrastructure improve flexibility, performance and long-term adaptability.

The completed workplace balances the character of the original building with the needs of a contemporary workforce. By combining retained heritage features with modern workplace settings, the design delivers an environment that feels both distinctive and functional.

In our design scheme, the building's industrial heritage isn't a backdrop - it's part of what makes Greycoat Stores feel so special. So we preserved and enhanced features such as the rugged brick and deep red steels.

A thoughtfully zoned layout supports focused work, informal collaboration and formal meetings. And gives any incoming tenant the variety and flexibility to work the way they want, from day one.

Industrial elements form the base layers, elevated with elegant blue tones and patterned tiles that bring a contemporary edge to a building full of original character.
