This CAT A+ workplace at 11 Strand, was designed to have high visual impact and a welcoming, clubhouse feel.

Brief

A premium, plug-and-play space

Avery wanted a CAT A+ office that felt genuinely high-end, with a design scheme inspired by iconic venues such as Soho House. Drawing on the warmth and character of hospitality design was important. But the space also needed to stay flexible enough to attract a wide range of tenants and let quickly.

Approach

Working with the building

Using the existing architecture, we created a floor plate that flows naturally and keeps options open. An open-plan layout and minimal built elements let the space adapt easily for different tenants and uses.

Bringing the workplace to life

As we installed the key workplace settings, the space began to take shape. We designed flexible seating and collaborative areas to support different ways of working - and to encourage people to connect across the floor.

A workplace with lasting appeal

The finished space brings together comfort, function and wellbeing to deliver a workplace people want to be part of. Thoughtful detailing, natural materials and integrated planting make it welcoming and memorable.

An inviting arrival

The goal was to create an immediate feeling of welcome as soon as you step out of the lift. The reception zone invites you in and gives a sense of quality and character, setting the tone for everything that follows.

Central breakout hub

A centralised teapoint and breakout area anchors the floor plate, encouraging interaction and giving future tenants a social space to build their culture around.

Feature boardroom

The feature boardroom and executive office overlook Trafalgar Square, offering a powerful focal point and a memorable moment for prospective tenants during viewings.

Flexible work settings

A variety of work and breakout settings distributed across the floor give occupiers the choice to work however they want, from day one.

Details

Specialist finishes, layered lighting and antique bronze detailing define the scheme. Confident, considered details that nod to hospitality design while keeping the need for broad tenant appeal firmly in mind.
