Heritage honoured, four floors of workspace brought to life

Design development and delivery across four floors of a Grade II listed Bloomsbury landmark. Where over a century of architectural character called for an approach that brought the past sensitively into the future.

Brief

Working with an architect's vision

Building on an initial concept by Hale Brown Architects, our role was to refine, improve and deliver. We made Β space planning, material and fabrication suggestions to Β enhance the scheme and ensure it was both suitable and cost-effective for a modern workspace.

Working with constraints

The existing structural columns played a key role in shaping the design. Rather than working around them, we used them to inform the layout - creating clear zones and a natural flow while making the most of the available floor plate.

Defining the space

As the project progressed, we introduced carefully considered interventions to bring structure to the open-plan environment. New settings and architectural features gave the space a sense of identity, while keeping the flexibility to suit a range of occupier needs.

Creating places people want to use

We designed the amenity spaces to do more than tick functional boxes. By combining warm finishes, residential influences and thoughtful detailing, we created welcoming destinations that encourage people to connect, collaborate and spend time together.

Grade II listed setting

Vernon & Sicilian House provides a one-of-a-kind backdrop, with a terracotta faΓ§ade, Corinthian columns and ornate bay windows. The fit-out enhances what's already there rather than obscuring it.

Joinery is the scheme’s standout feature - crafted to respond to the building's original character while bringing warmth, structure and a sense of quality to every floor.

Floor-to-floor continuity

Four floors designed and delivered as a coherent whole. There’s consistency in quality and palette, with enough variation to give each level its own feel and each tenant room to make it their own.

Flexible for future tenants

Open, adaptable layouts and a timeless palette mean incoming tenants can move straight in and reimagine the space as their own, Β without starting from scratch.

Details

Timber textures, tonal partitioning and complementary upholstery take their cues from the faΓ§ade’s terracotta and stonework - a palette rooted in the building's architecture.
