Three managed offices, fully let before we'd even finished

This CAT A+ fit-out spanned 9,100 ftΒ² of long-vacant space on Hanbury Street. We created three distinctive flex offices in 8 weeks, and all were pre-let before practical completion.

Brief

Unique spaces, fast to market

Frameworks needed three fully fitted flexible workspaces in a building that had sat empty for years and had its own architectural quirks. With a set of design guidelines still being developed alongside the project, the brief demanded creativity, pace and a willingness to challenge what was already there.

Working with existing character

The project began by embracing the building's unique features, including its double-height volume and mezzanine level. Keeping these elements preserved the building's identity and shaped a more distinctive workplace.

Enhancing what already existed

Rather than starting from scratch, we upgraded and refined the existing structure. Targeted changes improved function and performance while keeping the character and flexibility that made the space special.

Creating a distinctive workplace

The completed environment balances contemporary workplace needs with the building's original architectural features. A mix of open workspaces, varied settings and retained industrial character creates a space that is both functional and memorable.

Dramatising double-height spaces

We preserved and enhanced the building's soaring double-height volumes. It gives a sense of scale and character that sets these offices apart from anything a standard fit-out could deliver.

Maintaining the mezzanine levels

Existing mezzanine structures were incorporated into the layouts. They add spatial interest and usable floor space that makes each unit feel more generous and considered than its footprint suggests.

Three distinct units

Each of the three offices has its own feel. There’s enough individuality to appeal to different tenants and enough consistency to hold them together coherently. The proof of their appeal was that all three were pre-let before we even finished the project.

Industrial pop palette

Clean, muted backgrounds create a solid foundation. And carefully chosen pops of colour in the furnishings and fixtures bring energy and warmth without tipping into something overworked or trend-led.

Details

An industrial base of raw textures and simple forms runs throughout. And creates a strong contrast to the bold injections of colour that give each space its own personality.
