A tree is the central feature in this 8,600 ft² CAT A+ fit-out at The Bailey, Old Bailey. This contemporary, nature-led workspace was designed to let immediately and be ready for occupation from day one.

Brief

Make it bright, make it lettable

The ground floor at The Bailey had been on the market for some time with limited tenant interest. Endurance Land needed a plug-and-play space that would stop prospective tenants in their tracks. Installing a tree at its centre, visible from the street, became the defining move that changed everything.

Approach

Planning for experience

From the outset, we set out to create a workplace destination that offers more than desk space. We planned carefully to balance focused work, collaboration and wellbeing - so the space would appeal to a broad range of occupiers.

Building a central hub

A central gathering space anchors the design, acting as the heart of the workplace. Designed to encourage movement, interaction and informal collaboration, it shapes the character of the wider environment.

Bringing people together

The completed space combines biophilic design, flexible settings and hospitality-inspired touches to create a welcoming destination for tenants. By offering a variety of places to meet, work and recharge, the design supports both employee wellbeing and long-term occupier appeal.

Features

Central tree installation

The centrepiece of the scheme, the tree attracts attention from the street. And immediately establishes the biophilic character that runs through every corner of this space.

A flexible boardroom

By incorporating a foldable wall in the large boardroom, we created the option to open up the space for extra capacity or close it down for privacy. So tenants have the flexibility to configure the space around their needs on each day.

Enclosed booths and pods

Private booths and pods provide spaces for virtual meetings and calls. They’re practical, well-specified settings that give tenants everything they need for focused work without needing additional fit-out investment.

Central hub and teapoint

A teapoint and central hub brings colleagues together at the heart of the floor. It’s a generous, welcoming setting surrounded by informal collaboration areas and seating that softens the transition between work and social time.

Details

Rich oak timbers, earthy tones and brass details run throughout, taking their cue from the building's character and the natural world outside. And creating a workspace that feels calm, warm and distinctive on one of the City's most historic streets.
