A comprehensive refurbishment across the home of BBC Radio Sussex in Brighton. The scheme comprised CAT A+ and CAT A workspaces, upgraded facilities and a bold new street presence – and all while keeping the station on air.

Brief

One building. A complete transformation

Exton Estates needed 42 Queens Road repositioned as a future-ready workplace. The brief spanned everything from a striking new faΓ§ade and welcoming reception to fitted office floors, refreshed WCs, new showers, a rear terrace and EPC A ratings on the upper floors.

Unlocking the opportunity

The project began with a comprehensive strip-out, creating a blank canvas to reimagine the building. By understanding the existing structure and its potential, we developed a strategy that maximised both occupier appeal and long-term asset value.

We carried out extensive refurbishment across the building, improving both its performance and market positioning. Close coordination through construction kept the vision on track while preserving the character of the property.

We redesigned the arrival experience to give the building a distinct identity and a stronger street presence. The completed entrance elevates how the asset is perceived, creating a more welcoming, contemporary experience for occupiers and visitors alike.

Reception and arrival

A reimagined reception and waiting area creates a warm, professional welcome for tenants and visitors. And gives a taste of what’s to come in the rest of the building.

Fully fitted CAT A+ floor

The second floor was fitted out for immediate occupation and designed around the texture of the exposed concrete soffit. Greige tones, layered materials and considered furniture create a characterful, flexible workspace.

Rear terrace and facilities

A fully replanted rear terrace, secure bike storage, new showers, and refreshed WCs give the building the kind of amenities modern tenants expect.

Details

Cool blues and greens meet brass and black accents in the common areas. While the CAT A+ floor takes its warmer, textured cues from the exposed concrete.
