A CAT A+ fit-out at 138 Cheapside, this 13,594 ftΒ² project repurposed an existing CAT B shell and tailored it for incoming tenant, Hollis. It was pre-let before work started on site and delivered in 15 weeks.

Brief

Repurpose, adapt and reframe

Following our successful delivery of Levels 4 and 5 at this address, Endurance Land asked us to reimagine Level 3 as a new CAT A+ space. They wanted to reuse as much of the existing CAT B infrastructure as possible, while adapting the layout to meet the specific requirements of prospective tenant Hollis and their 120-strong team.

Designing around the building

The existing structure played an important part in shaping the layout. By working with the building's constraints rather than against them, we created a plan that maximised usable space while supporting a variety of work settings.

Creating spaces for connection

We designed the social and amenity spaces to bring people together through the day. By weaving high-quality shared facilities into the workplace, we created opportunities for informal collaboration, connection and wellbeing.

Bringing the brand to life

The finished environment reflects Hollis' identity through carefully considered details and a welcoming arrival experience. We combined function with personality to create a workplace that supports both employees and visiting clients- and reinforces the company's culture.

Client lounge and reception

This striking arrival zone combines bespoke joinery, feature lighting and biophilia. It gives visitors a vista across the open floor and creates an immediate sense of quality and openness from the moment they step off the lift.

A place for tea and company

Designed as a destination rather than a utility, the staff teapoint combines statement joinery, feature lighting and soft seating. It’s a social hub where team members can come together throughout the working day.

Flexible meeting rooms

Three four-person meeting rooms and two eight-person meeting rooms can combine into a larger boardroom when needed. Which gives Hollis the flexibility to host everything from small team reviews to whole-company gatherings.

Brass detailing and biophilia

Antique brass fittings - a signature of the wider building - are carried through in ironmongery, lighting and joinery. While warm timbers and biophilia bring influences of the Old Bailey into the heart of this Cheapside scheme.

Details

A neutral, bright base is lifted by warm timber, antique brass details and carefully placed biophilia. It’s a palette clean enough for the incoming tenant to make their own, and characterful enough to make a strong first impression.
