Frameworks came to us with a unique brief: to breathe new life into a long-vacant building on Hanbury Street and transform it into three fully fitted flex offices ready for immediate lease. The building’s historic charm and irregular form presented both opportunity and challenge. Adding to the complexity, the Frameworks’ own design guidelines were still evolving as the project began, requiring a flexible and responsive design approach.

The space’s age and unconventional features, such as double-height ceilings and mezzanine levels, demanded out-of-the-box thinking. We didn’t simply preserve what was there; we reinterpreted it. By questioning the original layout and exploring bold alternatives, we found inventive ways to make the space both functional and visually compelling.

Our team delivered a full CAT B fit out across 9,100 sq ft, covering everything from partitions, flooring, and decoration to M&E and bespoke joinery. Staying true to Frameworks’ evolving design language, we crafted interiors with a muted industrial base, punctuated by playful bursts of colour in the furnishings and fixtures. The result was a trio of distinctive flex offices, each brimming with personality and purpose.
