This CAT A+ project needed to work hard from day one. The space had to feel premium and memorable, yet broad enough in its appeal to suit a wide range of potential tenants and support a swift letting for our long-standing Asset Manager client.

The brief called for a ready to occupy environment with a high end, hospitality inspired feel. One that would stand out during viewings, but not feel over designed or overly specific to a single occupier. Getting that balance right was critical.

We started by working with the architecture rather than against it. The layout was kept open and flexible, with minimal built elements, allowing the space to flow naturally and adapt easily to different working styles.

A layered neutral palette formed the foundation of the scheme. Warm tones, tactile finishes and subtle pattern created depth and interest, while antique bronze detailing was used sparingly through lighting and joinery to bring a sense of quiet luxury. The goal was to create an immediate feeling of welcome as soon as you step out of the lift.

The finished workplace delivers a refined clubhouse style environment inspired by Soho House, without becoming an imitation. A welcoming reception arrival sets the tone, leading into a central teapoint and breakout hub that anchors the space and encourages interaction.

A range of work and breakout settings are distributed across the floorplate, giving future tenants choice and flexibility. The feature boardroom and executive office, both overlooking Trafalgar Square, create a powerful focal point and a memorable moment for users.

Every element has been carefully considered, from specialist wall finishes and layered lighting to planting and furniture, creating a space that feels complete, coherent and ready to use.

The result is a ready to occupy workplace that enhances the client’s leasing proposition and leaves a lasting impression with both tenants and visitors. It feels warm, confident and well resolved, while remaining flexible enough to suit a variety of occupiers.
