THE CHALLENGE
Revitalising Wellington Gate – A Seamless CAT A and A+ Transformation for Evolving Tenant Needs
Alchemy Asset Management set out to revitalise Wellington Gate, enhancing its appeal for both existing and prospective tenants. This ambitious mixed CAT A and CAT A+ refurbishment required a comprehensive upgrade, including modernising mechanical and electrical systems, overhauling WC facilities across seven floors, and transforming the building’s exterior to create a contemporary, welcoming presence.
Delivering this transformation within a live building posed key challenges. The phased refurbishment of WC facilities had to be meticulously planned to minimise disruption for tenants. Additionally, securing timely planning approval for external enhancements, a process we played a key role in, was critical to ensuring the successful delivery of the project within the agreed programme dates.

A Contemporary Refurbishment Designed for Sustainability, Style and Tenant Wellbeing
The transformation of Wellington Gate was both extensive and meticulously executed. WC facilities were upgraded with contemporary "superloos" and enhanced accessibility features, improving both functionality and user experience. High-quality joinery elements, including a bespoke reception desk and feature timber slatted walls, contributed to a sophisticated and welcoming office environment. The first floor underwent a CAT A+ refurbishment, creating a modern, plug-and-play office space designed to meet evolving tenant expectations.
Significant upgrades to the building’s exterior enhanced its visual identity and functionality. A new green roof was introduced to support sustainability initiatives, while modernised lighting and a reimagined entryway, complete with new paving and double doors, created a stronger first impression. To further future-proof the space, Electric Vehicle charging points were installed, reinforcing the building’s commitment to eco-conscious commuting.
Our design scheme focused on creating a welcoming, contemporary residential feel throughout. The use of natural materials like timber and stone, sitting alongside rich green tones and subtle biophilic touches, help to shape an environment that feels calm and considered, supporting both wellbeing and productivity for all current and future tenants of Wellington Gate.
