ESP Utilities - Leatherhead

ESP Utilities, one of the UK’s largest independent multi-utility companies, set out to create a workplace that would encourage their team back into the office and support a more connected way of working. The goal was to create a vibrant, flexible space that supported collaboration and connection, something that felt like a natural extension of their evolving culture.

As the base build CAT A was being still finalised in the background, we developed our CAT B design in parallel. Working in close alignment with the wider project team, we stayed responsive to change while maintaining clarity and control throughout the process.

Every detail of the space has been shaped with the user in mind. Natural textures, muted tones and biophilic elements were layered throughout to create a calm and welcoming environment. A central café style kitchen provides a social anchor, bringing teams together informally throughout the day. Around it, a series of acoustic meeting rooms, collaborative zones and focused workspaces support varied ways of working and give people genuine choice in how they use the space.

Defined architectural lines bring clarity to the layout, while tactile materials and residential influences soften the experience and make the space feel familiar and inviting.

The finished space delivers an immediate sense of openness and ease. A generous breakout area greets you on arrival, doubling as both a welcome point and a social hub. It sets the tone for a workplace designed to feel natural, intuitive and connected.

Spanning 13,000 square feet, the layout supports a range of working styles. A high quality executive suite adds a refined touch, while the surrounding workspace flexes to daily needs, supporting focus, encouraging collaboration and making space for informal moments in between. Calm, purposeful and considered in every detail, it’s a place built around the way people really work.

ESP Utilities now have a future ready regional hub that reflects who they are and where they are heading. Staff attendance has increased, collaboration is thriving and the team has embraced the space as a true extension of their culture. Located just minutes from their previous office, the move has been seamless, but the impact has been transformative.

The project has delivered more than just a refreshed environment. It has created a workplace with energy, flexibility and a clear sense of identity, giving the team the tools and space to do their best work.
