A bright, flexible workspace reimagined for modern working.

The Challenge

Repurposing an existing Cat B space while reducing waste.

Following the successful delivery of Levels 4 and 5, Endurance Land re-engaged us to reimagine Level 3 as a new Cat A+ workspace for a prospective tenant, Hollis. The goal was to adapt the existing layout to accommodate 120 desks, multiple meeting rooms, and end-user-specific facilities such as a wellness room, marketing store, and private phone booths. Sustainability was a key focus, with the team tasked to reuse as much of the existing Cat B infrastructure and furniture as possible while ensuring the final result felt entirely new.

The inherited systems and layout provided a solid foundation, but the extensive demolition required for the redesign meant careful coordination was needed to protect and store materials for reuse. Meanwhile, integrating Hollis’ existing furniture and storage requirements added further complexity to the space planning process.

Our Approach

Collaborating closely with the client to tailor and refine the design.

From the outset, the design team worked hand in hand with both Endurance Land and Hollis to align the Cat A+ brief with the tenant’s operational needs. Through regular workshops and visualisation sessions, we refined the space plan and design concept to integrate existing furniture, bespoke joinery, and sustainable reuse strategies.

A detailed logistics strategy was developed to safely dismantle, store, and reintroduce mechanical and lighting systems, ensuring they remained in pristine condition throughout construction. This approach minimised waste, preserved resources, and helped deliver a seamless finish that blended the new and repurposed elements effortlessly.

The Solution

A timeless, neutral scheme elevated by warmth and texture.

The resulting space strikes a balance between functionality, warmth, and sophistication. A bright, neutral palette provides a clean backdrop for Hollis’ identity, accented by warm tones, rich timbers, and subtle pops of colour. Brass detailing and biophilic touches connect the space to the character of the wider building and to natural influences drawn from 16 Old Bailey, another Endurance Land property.

Key areas such as the client lounge and staff teapoint were designed as statement destinations, combining bespoke joinery, feature lighting, and soft furnishings to foster collaboration and community. The floor’s spine features alternative work settings, while perimeter zones accommodate focused desk areas and meeting rooms that can flex between private and open configurations.

The Outcome

A sustainable, flexible, and high-performing workspace for Hollis.

Through close collaboration and meticulous planning, Level 3 was transformed into a bright, modern environment that balances efficiency, flexibility, and style. The reuse strategy achieved significant waste reduction without compromising the quality or finish of the build, and the project was completed on time and within programme.

Delivered as a pre-let Cat A+ space, 138 Cheapside now provides Hollis with a central London hub that supports flexible working and reflects their forward-thinking culture. For Endurance Land, it represents another successful partnership and a benchmark for sustainable workspace design in a prime location.
